What the five signs cover

1. The phantom square footage

Your assessment lists more living space than your home actually has. Even a few hundred phantom square feet can inflate your value by tens of thousands of dollars.

2. The wrong condition grade

Counties grade your home's condition — and they default to "average" or better. If your kitchen is 30 years old, "average" may be doing a lot of heavy lifting for your tax bill.

3. Improvements you never made

Permits, additions, renovations — sometimes the county's records credit you with upgrades that don't exist. Their records, their error, your money.

4. Comps from the wrong neighborhood

Assessments are often built on sales from nicer streets or newer subdivisions. If the "comparables" don't look like your house, your value is suspect.

5. The exemption you never claimed

Homestead, senior, veteran, disability — the easiest money in property tax is the exemption sitting unclaimed on your own home. Most homeowners never check.
